Manager, Capital Projects & Workplace Services


Location: Pittsburgh, PA (Hybrid)

Classification: Exempt (salary)

Status: Full-Time

Reports to: Director, Real Estate & Facilities

Purpose

The Manager, Capital Projects & Workplace Services is responsible for planning, executing, and delivering capital projects, workplace initiatives, and facility improvement programs across the company’s multi-state portfolio. This role serves as the operational lead for construction, renovations, relocations, workplace planning, occupancy projects, and facility upgrades. This position partners closely with Security, Operations, IT, Finance, HR, and external consultants to ensure projects are delivered safely, on schedule, within budget, and with minimal disruption to business operations.

Responsibilities

  • Leads capital construction projects from initiation through closeout
  • Manages project scope, schedule, budget, risk, and quality
  • Coordinates architectural, engineering, and construction teams
  • Oversees tenant improvements, renovations, expansions, and relocations
  • Reviews project estimates, schedules, change orders, and payment applications
  • Monitors contractor performance and project milestones
  • Leads project meetings and stakeholder communications
  • Ensures projects meet operational, regulatory, and safety requirements
  • Supports preventative maintenance and infrastructure replacement planning
  • Coordinates building assessments and condition reviews
  • Assists in development of annual capital plans
  • Supports emergency facility restoration efforts following outages or incidents
  • Partners with business leaders to assess space requirements
  • Prepares bid packages and procurement documentation
  • Supports contract administration and project negotiations
  • Prepares business cases and funding requests
  • Coordinates with IT, HR, Quality, Compliance, and Ops throughout project lifecycles
  • Supports business continuity and operational readiness activities during project execution

Required Qualifications

  • Bachelor’s degree in Real Estate, Construction Management, Engineering, Architecture, Business Administration or related field
  • 8-10+ years of progressive experience managing capital projects & construction activities
  • Experience managing multiple concurrent projects across geographically dispersed locations
  • Strong financial acumen with experience developing budgets, forecasts and business cases
  • Proficiency with project management, scheduling, construction management, and collaboration software such as Microsoft Project, Smartsheet, Bluebeam Revu, AutoCAD, ProCore, or similar platforms.
  • Excellent communication, stakeholder management, negotiation, and executive presentation skills
  • Ability to travel approximately 15%, primarily between HQ and PIT2 locations, with occasional travel to Tennessee (TN) as needed to support larger-scale projects and business initiatives.

Preferred Qualifications

  • Project Management Professional (PMP) certification

Experience supporting healthcare, pharmaceutical, life sciences, logistics, manufacturing, distribution, or regulated environments

Work Environment

This job functions in a professional home or office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, and fax machines.
